A move takes planning especially during the summer months which is the busiest time for renting in NYC.  With advanced preparation, the rental process can be easier.  You should give yourself 30 to 45 days to complete your search.

Things To Consider

  • What neighborhood do you want to live in and does it fit your budget? Where will you get the most for your money?
  • What type of apartment are you looking for?
    1. Size
    2. Doorman
    3. Appliances – Laundry / Dishwasher
    4. View / Light
    5. Pet Friendly
    6. Any special needs
  • What amenities do you want? What is a must have?  What is a nice to have?
  • Know your credit score. Take advantage of your right to receive one free credit report every 12 months on annualcreditreport.com.
  • Be aware of three different building types – rental, condo and coop. All have different application processes and time requirements.

Prices Change With The Seasons

Another thing to keep in mind is that because demand is high in the summer months, rent will be at a premium. If you’re able to wait until the fall/winter to make your move, you’ll have more negotiating power. Landlords are also more likely to give concessions like one month free rent or covering your broker fees in slower months.
